* 35 easy-cruising minutes (4 miles) by powerboat (no sailboats due to low bridges) past your neighbors relaxing canalside, to Charlotte Harbor and the Gulf of Mexico (the closer you get to the Harbor, the more expensive the lots and homes get)

* This lot gives you direct access to Charlotte Harbor (the cheaper waterfront lots you see on other listings in Gulf Cove & South Gulf Cove are cheaper for a reason - they are buried about 8 miles within a subdivision, and that just gets you to the locks, after cruising past a wastewater treatment plant !xa0 It could easily take an hour and a half at 5 knot cruise, just to reach the locks....then you still have to lock your way through to get to the Myakka River.....if the locks are operating xa0!)

* Last canal lot on Bendway Drive that can reach Charlotte Harbor (no boat traffic nor wake problems knocking around your boat)

* Cochran/Toledo Blade Blvd is a single lane residential street with 4-way stop at the intersection with Collingswood, just behind lot (no one is speeding past your home)
