MLS Entry Only is a service for sellers to sell their property without an agent involved. MLS Entry Only is a new type of Realtor MLS listing recently introduced by the National Association of Realtors. This new type of MLS listing allows sellers to list their home on MLS, usually for a flat fee through a licensed broker.
Although consumers can now take advantage of viewing properties on the once-private MLS, not all the rules have changed. In order to post a listing on the MLS, one must still be a licensed Realtor. Therefore, if a homeowner wants to list their home on the MLS, they must contract with a licensed Realtor and pay not only a commission for the buying side but also a listing commission for this service.

How it Works
A flat fee broker will enter your property into the Multiple Listing Service in your area where it can be viewed by all of the real estate agents as well as their buyers. If a buyer's agent brings you a buyer, you pay them 1/2 of the normal commission amount, generally around 3%. For every $100,000 of your sales price, you save approximately $2,500.
That means on an average $200,000 home, you can lower the sales price by about $5,000 and still net the same amount of money from the sale as if you had used a traditional real estate agent. Of course, all other factors being equal, a house selling for $195,000 sells before one selling for $200,000 in any market.

MLS Rules:
The Realtor's MLS requires that you sign a listing agreement with a licensed Realtor in order be listed on the MLS. Therefore, you will be signing a "limited services" listing agreement with the listing broker but you will not owe us any additional fees once you sell your home. We are strictly providing you an "Entry Only" listing on the MLS, which means you will abide to the following rules:
1. You will be the "Contact Person" for your listing. Your name and phone number will be listed in the MLS, allowing Realtors to contact you directly.
2. All real estate agents and buyers will be instructed to contact you directly to either set up showings or to have any of their questions answered. You are in complete control of scheduling when your property can be viewed, so please make sure the phone numbers you provide are the best way to reach you.
3. You agree to pay a co-op fee of the purchase price of your home to a Realtor (for the buying side) if they bring you a qualified buyer for your home and it proceeds to a successful closing (the Realtor's MLS requires this). The commission amount you offer is your choice. If you locate a buyer on your own (while listed on the MLS) and there is no Realtor involved, you owe no commission.
4. You will determine the asking price for your property.
