Details:
Built near the beginning of the 20th Century, this impressive 4,000 sq. feet, two-story concrete commercial building is as full of historic stories as it is unique charm.
"Big Red" was the original Masonic Lodge in town and traces of its history are abundant throughout the building. Its cousin across the street, home of the Palacios Area Historical Association and Museum, was built in the same style and era and both are among the "City By the Sea's" earliest commercial buildings and can qualify for historical landmark status.
The original wood floor upstairs (hand-installed oak and maple) was revealed just a few months ago and is a one-of-a-kind diamond shape with the corners pointing North, South, East and West in the Masonic tradition.
The downstairs--2,000 sq. feet--is suitable for any kind of business, or as a parking garage for multiple boats, trucks or cars. Just outside the back door, a large crane about as tall as the building can lift almost anything you can imagine. A thick, commercial-grade concrete floor was installed in 1998. Currently it is home to a CNC industrial machine shop and as such, has three-phase power running to it and two central a/c units keeping it icy cool in the summer. All three a/c units were checked and maintenance performed this summer.
The doors on the north and south walls are commercial size. A commercial-grade steel pedestrian door on the west side lead either up the stairs to the loft apartment or into the shop on the first floor.
The upstairs was converted into a large (2,000 sq. ft.) loft-style apartment with two bedrooms with walk-in closets and two-block-away bay views; one and a half baths; media/game room with west and north views overlooking the city; utility room with refrigerator, washer and dryer and cabinets; office with cubicle-style desk and storage cabinets, and a huge, 30 ft. x 30 ft. open space living/dining/kitchen area. Central A/H separate from downstairs.
Step up to the roof for a breath-taking, 360-degree panoramic view of the city and bay. It's the best spot in a very scenic little city to catch a sunset, sunrise or holiday fireworks show.
Unique to most other commercial buildings in downtown Palacios, Big Red has a lush lawn with many old trees on the east and south side of the property giving the owner opportunity to live in an urban-style loft with lots of room for relaxing outdoors in the shade. The entire property is five city lots, measuring 165' x 150'.
At the far east of the yard, an old grocery store fondly named "Chateau Mel" by the owners waits for a remodel--easily done since it falls well within the city's Zoning Ordinance rather strict limitations on future building in the Waterfront II Zone.
As you can tell from the photo below, Red needs exterior paint. We were planning on doing so until we decided to sell and thought the new owners would like to pick their own color. According to Palacios history and its many old-timers, it has always been the same color.
All appliances, including two refrigerators and washer/dryer are included. This is a do-anything kind of building, from loft-style living with massive secure parking for toys, to almost any kind of business, to a vacation rental money maker. Or it could be a home unlike any other in one of Texas' most unique coastal towns, located in old down town. If you crave the eclectic, historical and spacious, this is it. Very friendly ghosts included!
