OVERVIEW

Sitting on the eastern flank of the San Juan mountains, looking across the San Luis Valley to the magnificent Sangre de Cristo mountain range, sits this oasis in the high desert. This 128+/- acre property boasts a spring-fed pond, ½ mile of the perennial San Francisco Creek, an ephemeral creek flowing into San Francisco Creek, and an artesian well. There are also irrigation ditches with senior water rights on the creek that are third, fifth, twelfth, thirteenth and fourteenth in priority. Some of the pastures even have small areas of sub irrigated land. The pastures are fenced and cross-fenced. One new high tensile cross-fence was just built in 2018. The home site is surrounded by mature trees for lots of shade. At the home site is a quaint, old farmhouse (1228sqft) built in 1909 with a 1960's addition. It has three bedrooms and a bathroom. There is a second, unfinished bathroom. Electric baseboard, a propane heater, and a wood burning stove keep the home cozy. A 13.5' x 27.5' shop, built in 2006, is conveniently integrated into the corral system and includes several built-in workbenches. On the north side of the shop is loafing shed space built into the building. There is a third building (685sqft), built in 2007, that is unfinished on the interior and designed to easily convert into a garage (current building permit) or remodel into a home. New stucco was applied in Spring 2020. There is also a newly constructed tool shed and firewood shelter. Enjoy sunrises over the unobstructed Sangre de Cristo mountains while checking on your cattle and horses. Wander up the County Road where there is easy access to BLM and National Forest land. In fact, just across the county road is a trailhead for the Pronghorn trail system which is great for mountain biking and hiking. At the end of County Road 13 are trails that connect to other, endless high alpine trials and roads, great for hiking, horseback riding, 4-wheeling, and mountain biking. There may even be a few secret fishing holes up there. The Wolf Creek ski area is 45 minutes away.
