Now that you have decided to sell your home, you need to let potential buyers know it’s available. One way to do this is to hold an open house event. Here are a few tips on how to conduct and organize a successful open house:

Coordinate with other open houses in the neighborhood

As a FSBO, you want to be smart about how you plan your open house date and time. It is customary on Sunday afternoons for local Real Estate Agents to hold open houses for their listings. This way you can coordinate your open house around the same time. The more open houses, the more foot traffic in the neighborhood. It is smart to extend your open house hours by starting at least fifteen minutes to a half hour earlier than the others and staying open at least fifteen minutes to a half hour later.

Use plenty of signage

Stage Your Home

Make sure there are no newspapers or magazines lying around outside. Temporarily remove pets from your house during open house hours. Perhaps a neighbor or friend can take them for a few hours.

Provide Buyers Information

It is smart to have information about mortgage rates, lenders, taxes and insurance available for potential buyers. If you do business with a local banker or mortgage broker, invite that person to help you conduct your open house. You might also want to offer some refreshments and cookies.  By creating a warm and inviting atmosphere, you will make your home more desirable to your potential buyers so that they will imagine themselves living in your home.  Your home will make a lasting impression on them.
