Tips to Conducting a Successful Open House

Now that you have decided to sell your home, you need to let potential buyers know it’s available. One way to do this is to hold an open house event. Here are a few tips on how to conduct and organize a successful open house:

Coordinate with other open houses in the neighborhood

As a FSBO, you want to be smart about how you plan your open house date and time. It is customary on Sunday afternoons for local Real Estate Agents to hold open houses for their listings. You may want to contact some of these Real Estate Agents who have listings in your area and find out when they plan on holding their open houses. This way you can coordinate your open house around the same time. The more open houses, the more foot traffic in the neighborhood. It is smart to extend your open house hours by starting at least fifteen minutes to a half hour earlier than the others and staying open at least fifteen minutes to a half hour later.

Use plenty of signage

Start with placing a FSBO sign on your property. The day of your open house, you should place open house signs on all the main streets leading to your home, signs on each block with directional arrows. Fizber yard signs and directionals are effectively used outdoors to promote your house for sale. You can advertise your property for sale with our colorful signs and directionals found on our website Yard signs help you market property even when you're away and let potential buyers know how to contact you.  Since many homes are sold on drive by appeal, it is important to use plenty of signage.

The open house section of the local newspaper is a great place to advertise your open house.
Another way to advertise your open house is to send out flyers to local brokerage companies. There are services that will deliver the flyers for you, or if it is convenient you can drop them off yourself a few days before the open house. Social media platforms is also a great way to spread the word about your open house.

Stage Your Home

Make your home look like a showcase. It should be spic and span inside and out. Have the windows cleaned. You may want to hire a professional cleaning service. The lawn should be mowed. Make sure there are no newspapers or magazines lying around outside. Temporarily remove pets from your house during open house hours. Perhaps a neighbor or friend can take them for a few hours.

Provide Buyers Information

It is smart to have information about mortgage rates, lenders, taxes and insurance available for potential buyers. If you do business with a local banker or mortgage broker, invite that person to help you conduct your open house. This way they can answer any mortgage questions buyers may have.  Also, be sure to give your buyers a professional brochure highlighting the features of your home with your contact information, including email address or attach a business card.

Be Cordial and Answer Questions

Greet your buyers in a friendly and cordial manner. Educate yourself on home sales in the area in case buyers ask you about recent sales.  Knowledge of your local real estate market is important. You may also want to visit some of the other homes that are for sale in the area ahead of your open house so you know what the competition has to offer.  This way you can address any comments that buyers may have about your home’s features compared to the house across the street that may be for sale.

Music and Refreshments

Be sure to keep music on during your open house. Soft jazz or classical are good choices. You might also want to offer some refreshments and cookies.  By creating a warm and inviting atmosphere, you will make your home more desirable to your potential buyers so that they will imagine themselves living in your home.  Your home will make a lasting impression on them. They will want to come back again for a private showing or to present an offer.

As a FSBO, you are representing your home, which is one of your most valuable assets. Pride of ownership reflected by a well maintained home will help attract more buyers and get your home sold quickly for top dollar.  Taking a professional approach to selling your home is a smart strategy. Buyers and their agents will trust you, and they will want to do business with you.
