  • Offer buyer incentives such as paying the buyer's closing costs, credits for repairs and prepaying homeowner dues, offer the buyer a new flat screen TV, airline tickets and other incentives. Offer a bonus to the buyer's agent.
  • Qualify all buyers making sure they are pre-approved with a lender. For cash buyers, ask for proof of funds. Also ask questions to determine your buyer's motivation.  You want to make sure your buyer is serious and will close the transaction.
  • Take back up offers in case your first offer falls out, then you have another buyer lined up.
  • Select a title company that you trust to work with.
  • Consult with a real attorney and have the attorney assist you with your contract negotiations.

If you have the time, skills and are willing to do some research and put your best effort into selling your home, then you should be able to sell it quickly for top dollar.
